If the owner is leaving due to personal reasons or a desire to move on to other things, it might not necessarily be a red flag.

There'd be a lot of variables to consider, so no blanket answer here. Obviously, I'd have to be interested in the business, I'd want to see how it's been faring, its pros and cons etc. I would certainly not dive in feet first without carrying out my own due diligence.
